Overview
Very few claims against us succeed, but we still pay thousands of pounds in legal costs.
We've noticed claims being made when:
- you haven't told us about repairs needed
- you've not let us in to do the repairs
- you haven't answered our calls or messages
- you haven't rescheduled missed appointments
In these cases, we defend ourselves in court.
We aim to complete all repairs promptly. It benefits everyone when housing issues are fixed quickly.
You can contact us directly to report any repairs or if you need advice.
We care about our customers, and we want to work with you.

Housing disrepair claim farmers
Claims farmers may encourage you to make a claim. They might pretend to represent the Council, but they do not.
They may:
- go door-to-door
- send mail
- target you on social media
They often give misleading information about compensation.
Remember, "no win, no fee" means you won't pay solicitor fees if you lose, but you might have to pay our legal fees if the judge orders it.
